Local Lettings Plans

The Home-Options Policy gives us the flexibility to introduce local lettings plans.

We use local lettings plans to promote sustainability and create balanced communities. We may use these for new-build schemes or for existing accommodation. We may also use them for specific areas or properties. For example, we may decide to offer some new homes to people in full-time work or to allow smaller families to move into three bedroom houses if we know that local schools are overcrowded.

If we are using a local lettings policy when we let a property, we will make this clear in the advert.

Current Local Lettings Plans

Amber Valley

Amber Valley Borough Council has developed a local lettings plan for a new development of social housing off Moor Lane, Kirk Langley (to be completed March 2024).

Amber Valley Borough Council and Platform Housing Group Housing have developed a local lettings policy for a new development on Greenaway Avenue, off Peasehill Road, Ripley (completed December 2015).

Metropolitan has a local lettings plan for their block of flats at Empire Court, Fletcher Street, Heanor.

Derbyshire Dales

Platform Housing Group, Hartington Nether Quarter Parish Council and Derbyshire Dales District Council have agreed a local lettings plan for 12 one-bedroom rented flats in Biggin.

Peak District Rural Housing Association and Youlgrave Community Land Trust have developed eight homes in the village; four to rent and four to buy on shared ownership terms.

Sir Robert Coke's Almshouse Charity and Peak District Rural Housing Association have developed three 3 bedroom houses on Sepycoe Lane, Longford. Due to them being developed by an Almshouse Charity, certain conditions apply.

Platform Housing Group has a local lettings plan for the Poppyfields Close development in Darley Dale (the site of the former Gracelands Garden Centre). The purpose of the plan is to create a balanced community and to help local people find accommodation.

Planning Restrictions

In some rural areas, planning permissions may affect to whom we can offer homes.

The homes will usually have been built to meet local demands for housing. The planning permission will often restrict us to letting those homes to applicants who have a local connection to the place where the homes are built or the surrounding parishes. Sometimes, you may need a local connection of ten years or more to qualify.
