Beauvale Drive & Church Street, Ilkeston

The development consists of 22 properties; 20 family houses, plus 2 two-bedroomed bungalows which should be suitable for some disabled people or people with some mobility problems. All are for Affordable Rent.

The Local Lettings Policy Criteria

Tuntum Housing Association and Erewash Borough Council are proposing a local lettings policy which reflects key features in order to ensure a sustainable, mixed and balanced community on this development.

For the 2 x 2 bedroomed, 3 person bungalows suitable for people with physical disabilities/mobility problems

This criteria will be followed for initial lets and subsequent lets.

These properties include: 

  • Wet rooms
  • Space to store and charge wheelchairs and electric scooters
  • Parking of disabled width
  • Level access into property and garden.
  • Small garden area

These properties will be allocated to those who have the most need for these properties and will benefit substantially from these units. Direct lets may be considered for these properties. Priority will be given to a household who meets the above criteria. 

This includes letting to single people or childless couples who are in need of these facilities, if it is confirmed that full housing benefit can be paid, or there is other regular income to pay the full rent (some single people or childless couples under retirement age may have housing benefit reductions under the social housing size criteria regulations (the “bedroom tax”).

Reason for the Local Lettings Policy and Background

The reason for this criteria is to help Erewash residents with disabilities, mobility problems, frailty or ill-health have good quality homes and housing services which meet their needs.  We also want to ensure the best use of carefully designed properties.

Fair access to housing

We wish to ensure the number of lettings to households from Black and Minority Ethnic Community on this development reflects the composition of the Ilkeston community (as indicated in census or other indicator of housing needs). If this is not reflected during the allocation process, then the housing association will work with the Council to determine reasons why and to consider slight changes in the marketing and lettings criteria to ensure this is reflected where possible in future.

Mutual Exchanges

Mutual exchanges will be allowed into and out of the development in accordance with Tuntum Housing Association and other landlords’ normal processes. Lettings through mutual exchanges may therefore be outside of this local lettings policy. For more details see the Mutual Exchange page on the Home-Options website.

Review

This Local Lettings Policy will be reviewed yearly.

The Original Local Lettings Policy

A Local Letting Policy was adopted for the Beauvale Drive/Church Street site in June 2021, following a public consultation via the Home Options website.

The policy also applied criteria to initial lettings only for houses on this development. These were first let in 2021, since when normal allocations procedures under the Home-Options Policy applies to these properties.
